We are seeking a Project Manager (Construction industry) for a company based in Albania.
Basic functions and scope of responsibilities
The project manager is responsible for the development and completion of the project and in conducting this task, he must fulfill managerial, organizational, supervisory, coordinating, decision-making responsibilities and tasks. Manages the documentation process from the receipt of projects, peer review phases, control acts during implementation, delivery of works, use certificate and approval act The Project Manager can be responsible for more than one project at the same time.
Core Responsibilities
Management of the finance technical-administrative structure of the project
Manages that all design phases which comprise generally of Concept design, Permit Design and Dossier.
Ensure that the Detailed Design are completed in due time. Executes measures foreseen in the contract to mitigate deviances.
Follows up the Management of contracts for compliance and fulfillment of all company standards, design standards, technical specifications, project plans, and the drafted Business Plan
Creates and follows incentives that benefit the project in cost optimization, timeline optimization or quality
Informs and supports the relevant Company structures in order to acquire Land Ownership and all relevant Permits in order to commence the Implementation of the Project. Manages the overall process.
Management of project’s budget.
Creates and develops relationship with all Project Counterparts.
Works with the relevant structures to determine and analyze project costs. Ensures that the company's technical-administrative procedures are fully implemented
Management of deviations in the project
Constant monitoring of design and construction contracts
Approval of penalties for nonperformance and/or damages to the project.
Is responsible for Management of the Contract with the Contractor during the implementation phase of the project.
Management of the work schedule and monitoring of its progress. Planning of mitigation measures in order to achieve the fulfillment of the project on time, on budget and in the expected quality.
Follows and ensures the implementation of works in accordance with the standards/values/philosophy of the company
Ensures the documentation of all phases of the project. Prepares short-term plans depending on the progress of the project.
Ensures that all project requirements and/or objectives are properly documented.
Provides administrative and engineering assistance to the General Contractor, to resolve ambiguities and problems and ensure the successful completion of the project.
Preparation of periodic reports requested by both the Company, regarding the progress of the project until handing over procedure;
Approves the monthly IPC, the monthly cost reports of the projec
Monitors and where necessary guides resolve of requests from Clients.
Manages the engagement of other counterparts in this process.
Draft and defines Contractual Agreements for works and services necessary to finalize the project.
Requirements regarding job position
Holds a university diploma in Architecture/ Civil Engineering, Management / Business Administration;
7 years of documented experience in the same industry as the subject position;
Has minimum 5 years of work experience on Project Management;
Very good management, organizational, planning, communication skills, etc;
Ability to read, analyze and explain projects, business correspondence, contracts, procedures and technical manuals;
Excellent knowledge of English Language (knowledge of another language of the European community is considered an advantage);
Ability to manage various specific projects and contracts involved in construction projects;
Ability to present issues as efficiently as possible, excellent verbal and written communication skills, drafting of reports, etc.;
Has basic knowledge and expertise on the use of software’s (CAD, EXCEL, MS-PROJECT or PRIMAVERA etc.);
