EPPC Albania on behalf of its client, a leading company in Albania & Region, is currently recruiting a Project Manager.
Major responsibilities:
Plans, directs, organizes and controls real estate projects, including project budgets and timelines. Assesses the risks associated with each project;
Manages the project development program; is responsible for the compliance of real estate project according to the initial concept, including budgeting, planning, contract negotiation, permits/licenses and construction. Ensures that the completed project meets achievable objectives;
Provides direct project management oversight working with consultants, staff, tenants and other project stakeholders;
Develops and maintains relationships with contractors to assist in project activities, as appropriate, and ensures contractor compliance with safety programs and insurance requirements;
Monitors project control activities including contract administration, construction schedule, project cost, construction document interpretations, project deliverables and RFIs;
Monitors project budgets, prepares cost estimates and, as required, provides periodic status reports;
Reviews consultants' work products to ensure deliverables meet project scope requirements and as required;
Prepares and presents reports, permits, licenses, as well as any other legal document, which is required by the state authorities in order to provide the necessary permits and licenses in order to develop without obstacles;
Informs the Director of CPD about the progress of development, economic and financial performance, challenges, opportunities as well as any other important aspect in the management of the company;
In close cooperation with sector directors and specialists, draw up annual work plans, as well as mid-term and long-term development plans for the company, reflecting the objectives, inputs, expected income, as well as the deadlines for their realization;
Follows and monitors the progress of the realization of these plans, taking care of their realization in accordance with the approved budgets;
Effectively manages human resources to create a productive work environment, where the work, professionalism and cultural diversity of every employee in the company is respected;
In accordance with the given mandate, represents the company in front of private or state third parties, carrying out on behalf of the company all the necessary applications for permits, licenses, contracts, etc.
Requirements for this position are:
Master Degree in Business Administration field/ Engineering;
Over 5 years of proven experience in major real estate projects with high budgets;
Ability and experience to implement the vision through the implementation of profitable strategies;
Good knowledge and understanding of the principles of performance management and financial management;
Master's degree in economic or engineering sciences;
Entrepreneurial spirit and outstanding leadership and organizational skills;
Analytical and problem-solving skills;
Fluent English, both written and spoken (MUST);
Excellent communication and public speaking skills.
